Before we Rent your Apartment:

  • We provide you with a "Market Evaluation" of your apartment so that you can get the best Rental Value for your apartment.
  • We will take photos and information of the premises for rent to share with other Brokers and prospective Tenants.
  • We will place your apartment information on the Multiple Listing Service.
  • We advertise your property in various print and internet media.
  • We offer the option of a Tenant charging their Security Deposit and first months rent to their VISA or MASTER CARD.
  • All prospective Tenants are required to fill out a in depth Coccia Rental Application.
  • It is important to know the identity and financial status of the individual(s) are going to be living in your apartment.
  • Tenants Credit is thoroughly checked, you are provided with a copy of Tenants Credit Report.
  • Tenants are required to provide us with proof of income or proof of an ability to pay you for the apartment.
  • Tenants are required to provide you with proper government issued identification such as drivers license, passport, etc.
  • If a Tenants application or credit report is not to your favor or below your qualification standards, you may reject the application.
  • We will set up the Landlord-Tenant interview at any of our office locations or a place convenient to you.

Upon your acceptance of a Tenant:

  • We prepare an in depth Lease outling rules and regulations and if necessary, provide you the Landlord and Tenant a Federally Required Lead Paint Disclosure Form.
  • We provide Tenant with the required State of New Jersey Truth In Renting Booklet.
  • We collect the full security deposit and provide you with the necessary Tax Forms and Tenant ID for you to open a Tenants Security Deposit Account. Security deposit is immediately given to you.
  • We will collect the first months rent and hand it over to you immediately and direct the Tenant as to where future rent should be sent.
  • We can provide Tenants with keys if you wish.
  • You and Tenant are provided with copies of all documents.
  • After lease is signed, if you direct us, Tenant is provided with your contact information.

  • The Benefits To Landlord To Pay Fee:
    • At first glance some Landlords prefer not to pay a fee, but what does it wind up costing them with an empty apartment and not collecting rent for a few months?
    • The current economic environment necessitates that Landlord encourage Tenants to rent their apartments with such incentives as paying a fee or providing additional services.
    • Apartments where Landlord pay fee are usually rented quicker, giving the Landlord more options such as, more qualified applicants to choose from, at times a "bidding war" occurs by Tenants increasing their offer to rent your premises since there is more competition they have for the same apartment.
    • It is a tax deduction that you receive on your income tax.
    • We do accept checks, cash and VISA & MASTERCARD for payment of Security Deposit and first months Rent. This also helps rent an apartment faster! With your consent we can deduct our fee from the rent/security paid to you from Tenant.
    • Rather than losing a few months income a Landlord actually "invests" in paying the fee so that he or she can start realizing a monetary gain by collecting rents!
    • Landlord pays only if we rent the apartment, No Tenant, No Fee.
    • Let us free up your time by handling the calls. No more non qualified or "no show" Tenants to wait for.
    • We can include a paragraph in the lease agreement that should tenant move out of premises prior to the expiration of lease; tent would be responsible for reimbursement of entire Broker Fee to Landlord.
